AI Transparency and Responsible Use Policy

BRASAL uses artificial intelligence and AI-assisted technology to support selected photography, video, virtual staging, editing, marketing, and content-production services.

We believe these tools should strengthen professional creativity and efficiency while preserving accuracy, transparency, privacy, and human accountability.

1. Purpose and Scope

This policy explains how BRASAL uses artificial intelligence, how AI-assisted work is identified, and the standards we follow when creating or processing client-facing content.

​

This policy applies to BRASAL’s website, proposals, service agreements, creative deliverables, and approved production workflows.

This policy may be incorporated into a BRASAL proposal or service agreement by reference. If this policy conflicts with a signed service agreement, the signed agreement will control to the extent of that conflict.

2. What We Mean by Artificial Intelligence

For this policy, artificial intelligence or AI includes generative AI, machine-learning systems, automated enhancement tools, and software features that create, analyze, recommend, reconstruct, enhance, alter, or organize text, images, audio, video, or data.

AI may assist BRASAL’s creative and production process. It does not replace professional photography, videography, editing, creative direction, human judgment, client approval, or final quality control.

3. How BRASAL May Use AI

BRASAL may use AI-assisted tools for approved services that include:

• Virtual staging and interior-design visualization

• Conceptual property presentations and renderings

• Photo enhancement and image correction

• Exposure, color, noise, masking, and sharpness adjustments

• Object removal, replacement, cleanup, and retouching

• Video editing, effects, captions, and transcription

• Audio cleanup and voice processing

• Marketing copy, property descriptions, scripts, and captions

• Headlines, campaign concepts, and content variations

• File organization and workflow automation

• Quality-control and administrative assistance

• Processing client-supplied information when reasonably necessary to perform an authorized service

 

4. Our AI Disclosure Standard

BRASAL discloses when artificial intelligence has been used to create, enhance, stage, alter, or materially assist with client-facing content.

We identify the nature of the AI involvement using an appropriate disclosure instead of relying only on a general statement that AI was used.

• AI-Assisted Enhancement

• AI was used to improve exposure, color, noise, sharpness, masking, or image quality without intentionally changing the property’s material characteristics.

• Virtually Staged

• Furniture, décor, landscaping, or other visual elements were digitally added, replaced, or arranged for presentation purposes.

• Digitally Altered

• An object, surface, environmental feature, or other visible element was removed, replaced, reconstructed, or changed.

• Conceptual Rendering

• The image or video presents a proposed, imagined, unfinished, or potential condition rather than the property’s current condition.

• AI-Assisted Content

• AI contributed to written, audio, visual, or video content that was subsequently reviewed by BRASAL.

Placement of Disclosures

A disclosure may appear:

• Directly on the affected image or video

• In the corresponding caption or description

• Within the accompanying gallery or property listing

• In another reasonably visible location appropriate to the publishing platform

 

Virtually staged, materially altered, and conceptual property media should carry a disclosure directly on or immediately adjacent to each affected item whenever practical.

Clients may not remove, crop out, hide, or materially weaken a BRASAL disclosure when doing so could make the content inaccurate, misleading, or inconsistent with applicable laws, brokerage policies, advertising standards, platform rules, or multiple-listing-service requirements.

5. Real-Estate Media Standards

BRASAL will not knowingly use AI to misrepresent the current condition, size, configuration, location, surroundings, features, or value of a property.

​

Unless the work is clearly labeled as digitally altered, virtually staged, or conceptual, BRASAL will not intentionally use AI to:

• Add permanent structures, fixtures, amenities, or property features that do not exist

• Conceal known damage, defects, deterioration, hazards, or material conditions

• Change walls, windows, doors, room dimensions, architectural layouts, or structural elements

• Misrepresent property boundaries, access points, views, neighboring properties, utilities, streets, or surrounding conditions

• Add landscaping, bodies of water, improvements, or environmental features in a way that suggests they currently exist

• Create a materially misleading impression of a property or its present condition

 

Virtual staging and conceptual renderings illustrate presentation or design possibilities. They are not guarantees of a property’s current condition, included furnishings, future development, construction outcome, dimensions, market value, or availability.

When practical, BRASAL recommends displaying an original or unstaged image alongside a virtually staged or materially altered version.

​

6. Human Review and Final Approval

BRASAL applies human review and reasonable quality-control procedures before delivering AI-assisted work.

​

However, AI systems may produce errors, omissions, artifacts, inaccurate language, or unintended results.

​

Clients must review and approve every final deliverable before publication, distribution, advertising, or submission to a multiple listing service.

Client review includes verifying:

• Property facts and descriptions

• Measurements, pricing, availability, and location information

• Names, titles, licensing information, and contact details

• Required brokerage and advertising disclosures

• Images, videos, renderings, captions, claims, and labels

• AI and digital-alteration disclosures

• Compliance with brokerage, MLS, association, platform, advertising, fair-housing, and legal requirements

 

BRASAL will make reasonable efforts to correct confirmed production errors reported within the revision period established for the applicable service.

7. Client Authorization and Responsibilities

When a client approves a service involving AI-assisted production, the client authorizes BRASAL to use appropriate AI-assisted tools to perform that service, subject to the applicable proposal, service agreement, and this policy.

 

The client represents that they have the legal right and all necessary permissions to provide BRASAL with submitted materials, including:

• Photographs and videos

• Logos and brand assets

• Property information

• Personal likenesses

• Voice or audio recordings

• Documents and written content

• Other materials submitted for processing

 

Clients may not request BRASAL to create content that:

• Infringes copyrights, trademarks, privacy rights, publicity rights, contractual rights, or other intellectual-property rights

• Impersonates a person or clones a person’s voice without appropriate authorization

• Uses someone’s likeness without appropriate authorization

• Creates deceptive endorsements, testimonials, reviews, identities, claims, or representations

• Discriminates unlawfully or violates applicable fair-housing requirements

• Facilitates fraud, harassment, defamation, deception, or other unlawful conduct

• Misrepresents a property, transaction, person, business, product, or service

 

BRASAL may decline, pause, or discontinue any requested use of AI that we reasonably believe could be deceptive, unlawful, harmful, unauthorized, or inconsistent with this policy.

8. Privacy, Confidentiality, and Client Data

BRASAL seeks to minimize the amount of confidential, personal, or sensitive information processed through AI-assisted tools.

​

Clients should not provide BRASAL with the following information unless it has been expressly requested through an approved secure process:

• Social Security numbers

• Financial-account information

• Medical records

• Passwords or access credentials

• Government identification numbers

• Other highly sensitive personal information

 

When reasonably necessary to perform an authorized service, client materials may be processed using third-party software or AI service providers.

Third-party providers may process information according to their own agreements, security practices, retention settings, and privacy terms.

​

BRASAL will not intentionally submit a client’s confidential materials to a public AI system for the purpose of training a publicly available AI model without the client’s authorization.

​

We take reasonable steps to select appropriate tools, use available privacy controls, and limit unnecessary data exposure. However, no digital platform, storage system, or transmission method can be guaranteed to be completely secure.

​

This AI policy should be read together with any applicable BRASAL Privacy Policy, Terms of Service, proposal, or service agreement.

9. Intellectual Property

Clients retain the rights they possess in original materials supplied to BRASAL, subject to the applicable service agreement.

Clients remain responsible for ensuring that submitted materials and requested uses are properly authorized.

​

Ownership and copyright protection for AI-assisted or AI-generated material may depend on:

• The nature and extent of human creative contribution

• Applicable copyright laws

• The terms of the technology or software provider

• The content contained in the final deliverable

 

BRASAL does not guarantee that exclusively AI-generated material will qualify for copyright protection or that exclusive rights can be obtained in every AI-assisted deliverable.

BRASAL applies professional creative direction, selection, arrangement, editing, refinement, and quality control when producing client deliverables.

10. Third-Party and Industry Requirements

AI and digital-alteration requirements may vary among:

• Brokerages

• Multiple listing services

• Advertising platforms

• Social-media networks

• Trade associations

• Local, state, and federal jurisdictions

 

A platform may require different wording, individual-image labels, original images, metadata, watermarks, or additional disclosures.

Clients remain responsible for confirming the rules that apply to their intended publication or use.

If the client provides those requirements before production or publication, BRASAL will make reasonable efforts to prepare the deliverables accordingly.

11. Limitations and No Guarantee of Results

AI-assisted services do not guarantee:

• Property sales

• Buyer or seller inquiries

• Advertising performance

• Social-media engagement

• Search-engine rankings

• Business growth

• Consumer response

• The accuracy of automated predictions or recommendations

 

Conceptual content, automated recommendations, and marketing language are provided for creative or informational purposes.

They should not be treated as legal, financial, appraisal, construction, architectural, engineering, insurance, or real-estate advice.

To the extent permitted by law, BRASAL does not guarantee that AI-assisted output will be entirely error-free, suitable for every publishing platform, or eligible for exclusive copyright protection.

12. Policy Updates

BRASAL may update this policy as technology, laws, industry standards, platform requirements, and business practices evolve.

The current version of this policy will be identified by the effective date displayed at the beginning of this page.
