Mortgage Preapproval and Comparing Loan Offers

A preapproval can help you begin a home search with more direction. It gives you a preliminary indication of what a lender may be willing to lend, subject to its conditions. It also gives you an opportunity to ask questions before a particular property makes the decision feel urgent.

The most useful outcome is a clear picture of your financing options, including what remains to be verified and how the proposed payment fits your budget.

Know what has actually been reviewed

The CFPB notes that lenders may use the terms prequalification and preapproval differently. Ask what documents the lender reviewed, whether it checked your credit, and which assumptions support the letter. The label alone does not tell you how complete the review was. [1]

A preapproval is not a guarantee of funding. The lender may still need to verify information about you and the property before final approval. Read the letter's conditions and expiration date, and ask what would require an update. [2]

Keep a simple folder for the documents your lender requests. Use the lender's secure submission method for sensitive records. A checklist of what you sent, when you sent it, and what is still outstanding can make follow-up easier for everyone involved.

Compare equivalent loan scenarios

When comparing lenders, request the same loan amount, down payment, term, and loan type as closely as possible. Ask for offers around the same time and identify whether each rate is locked. Otherwise, one offer may appear better because the underlying assumptions differ.

Review the interest rate alongside lender charges, points, mortgage insurance, projected payment, and cash needed at closing. The CFPB recommends carefully reviewing Loan Estimates and checking whether the terms match the loan discussed with the lender. Receiving this form does not mean the loan has been approved. [3]

APR offers a broader measure of borrowing costs than the interest rate, but it should not be your only comparison. Be especially careful when comparing fixed-rate and adjustable-rate loans because their future payment behavior can differ. [4]

Put upfront tradeoffs into dollars

Suppose one hypothetical offer requires $3,000 more upfront and reduces your monthly payment by $60. Dividing $3,000 by $60 gives a simple 50-month break-even estimate. This calculation ignores differences in principal balances, the time value of money, tax effects, and other loan features. It is a conversation starter, not a complete cost comparison.

Ask the lender to show how the alternatives compare over the period you realistically expect to keep the loan. If you might sell or refinance sooner, that timing can change the value of paying more upfront.

Keep your lender informed through closing

Before changing jobs, opening a new credit account, or moving substantial funds, ask how the action could affect your application and documentation requirements. Respond promptly to requests and keep copies of updated disclosures.

For a home in McAllen, Edinburg, or another Valley community, the property-specific tax and insurance estimates deserve the same attention as the rate. Use BRASAL's calculator to organize your questions, then have the lender explain the actual offer line by line.
